You can shorten a home loan by paying more than the EMI, either as part-payments or by raising the EMI. Interest falls because the balance falls faster.
How do part-payments help?
Each extra payment reduces the principal, so the interest charged on the remaining balance falls. Ask the lender whether the extra money shortens the tenure or lowers the EMI, because you can usually choose.
Will I be charged for prepaying?
Under an RBI direction (RBI/2025-26/64), floating-rate loans to individuals for non-business purposes sanctioned or renewed from 1 January 2026 carry no pre-payment charge. Older loans and fixed-rate loans follow the loan agreement, so read yours.
Is paying off early always smart?
Not always. Keep an emergency fund, and compare the interest you save with what the same money could do elsewhere, including clearing costlier debt first. This is general information, not financial advice.
What if my rate is high?
A balance transfer may help, but only if the saving after fees and the time left is real. See Home Loan Balance Transfer.
