Loan against property: how much can you borrow, and why applications get rejected

The amount depends on your property's market value, the lender's loan-to-value limit and what you can repay. A lender also checks the property, so a refusal is not always about you.

How much can I borrow?

Lenders look at the property's market value and apply their own loan-to-value limit, then check whether your income can support the EMI. The limit differs by lender and property, so there is no single figure. Ask each lender for its limit in writing.

Why was my application rejected?

The lender reviews the property as well as you. A disputed or illegal property, unauthorised additions, an older property, or one not in the applicant's name can lead to rejection. Income, credit record and documents matter too. One lender's rule, such as a property age limit, is not a rule for all.

What should I check before applying?

Gather your title and ownership papers, tax receipts and approved plan. Check that the property is in your name and free of disputes. Know your existing EMIs.

What is the risk?

Your property secures the loan. If repayments are missed, the lender can recover its dues through the property as the agreement and law allow. Talk to the lender early if you are struggling.
