Home loan or your own money: how to decide

There is no single right answer. A loan keeps your savings free but adds interest. Paying more from savings saves interest but can leave you short of cash.

What does a loan cost me?

The interest over the full tenure, plus processing and other charges. Use the EMI Calculator to see the total repayment, not just the monthly figure.

What am I giving up if I use savings?

Liquidity. An emergency, a job change or a business need may leave you with no cushion. Keep an emergency fund before putting everything into the property.

Can I do both?

Many buyers pay part from savings and borrow the rest. A lower loan means a lower EMI and less interest, and the lender sets its own limits on how much it will fund.

What about prepaying later?

Under an RBI direction (RBI/2025-26/64), floating-rate loans to individuals for non-business purposes sanctioned or renewed from 1 January 2026 carry no pre-payment charge, so you can reduce the loan when you have spare cash. Fixed-rate and older loans follow the agreement.
